Crawl Space Moisture in the Carolinas

crawlspace service technicianThe last couple of months in the Charlotte, NC area have been extremely wet!  We have had excessive rain and high humidity which might be helping out our lawns but there’s one area of our home that may be suffering.  Many of us have a crawl space in our home which is susceptible to moisture damage.  Once moisture gets in and begins to cause damage, steps must be taken to resolve the issue.  Our summers are long and hot in Charlotte, so now is the time to take this issue on.

So why do homes in the Charlotte NC area have problems with humidity in crawl spaces?  Our warm season is getting longer and longer and we keep our houses cooler than ever before.  The duct work that pushes that cool air into the house comes into contact with the humid air in the crawlspace and the condensation creates a rain forest affect.  Another factor is that over time our houses actually expand and contract and the tight seals that once existed during construction become warped.  This leads to crevices and openings between the first floor of the home and the crawlspace. Because warm air rises within the home, a vacuum is created on the lower levels. Air is then pulled upward from the outside and from your crawl space.  If the air outside is wet or humid as it often is in the Charlotte area, then your crawl space vents are bringing in moisture. Once this starts, it snowballs into mold, fungus and other problems that get worse with time.
So let’s talk about signs of moisture damage in your crawl space.  Before calling a professional crawl space inspector it’s a good idea to take a look yourself to check for signs that you may have a problem.  Musty smells, fungal growth on wood members, insulation hanging or falling, camel crickets, and condensation on HVAC ducts are all warning signs that moisture has entered.
